As you will be aware, the tenant fees ban starts on 1st June.
This makes our current fee structure, with a contribution from both the landlord and tenant, impossible.
We’ve taken this opportunity, following feedback from our customers, to restructure our pricing in such a way to serve you better.
Rather than choosing a pre-defined advertising package, you will be able to build your own, customising the service exactly as you want.
I’m sure you’re wondering what this means for you in terms of cost! In simple terms, in order for us to continue providing the level of customer care that you’re used to, the price of our service must increase. Not only can we no longer ask tenants to cover the cost of their reference checks, but for some time now, we have been absorbing price rises from suppliers, in particular the property websites.
For our managed products, we’ve restructured the service to allow us access into markets that we were previously locked out of. When using a fixed pricing model, there’s a break-point where we became expensive as you travelled further up the country and rental prices dropped below a certain threshold. In order to fix the issue and make the pricing fairer, we needed to move to a percentage based model, however, we didn’t want to leave this open ended so we put a cap on the management fees too (Part Managed 3.5% – Min £30/Max £50 pcm, Fully Managed 5% – Min £50/Max £85 pcm). For our existing landlord’s it’s roughly a 50/50 split to those that will pay slightly more and those that will pay slightly less. We’ll be writing to you in due course, but won’t be making any changes until your next tenancy renewal after 1st June 2019.
Our new pricing will start from Monday 13th May. You’ll notice the website is down for most of Sunday 12th May but will be able to access the entire site from the 13th.
