Our build your own Tenant Find Package gives you the ability to advertise your property the way that you want done! Your choice of portals including Rightmove, Zoopla, Primelocation & Gumtree. As well as your choice of other services such a Contracts, eSigning, Deposit Lodging, Tenant Referencing, Photography and much more (England Only).

  • COVID19 - Landlord Advice

    Please ensure you have read our Landlord Advice page before advertising your property.

  • Our service is fully customisable, meaning you only pay for what you need. Simply choose the services you want, you'll see the final price at the bottom of the page. We'll email you a property upload link shortly after check out.

    Readvertising - If you've advertised your property with us before, there's no need to re-upload. Simply open our property search page and enter your property's postcode then press search. Click on your property's title and you'll see the options to readvertise.

    We cannot advertise properties on behalf of other letting agents. If you're a management only agent, please contact us first to discuss the options.

    Your advert will appear at the top of Rightmove's and Zoopla's property listings for 7 days. This gives a significant boost to your adverts performance in the crucial first few days.

    On average, an advert with a Premium Listing receives 26% more clicks by highlighting it in the property website search results.

    Floorplan redraw – With just a sketch of your floorplan and room sizes, we can create a professional floorplan

    Make a great first impression with our Professional Photos, Floorplan and 360 Matterport Virtual Tour (like a google street view of your property!). They can make difference between someone clicking on your property or not. According to Rightmove, a floorplan can attract ~30% more tenants to book a viewing!

    Up to two reference checks are offered at the discounted rate of £79 if purchased at time of upload. Alternatively references can be purchased individually for £49 each at a later date.

    Obtaining quality references provides vital information to ensure you're getting good, reliable tenants.

    PLEASE NOTE - You must obtain fully accepted references for all tenants in order to gain access to various Rent Guarantee Insurance Policies.

    The Zero Deposit guarantee offers landlords the protection of up to 6 weeks rent as a deposit at no cost to them.

    You are now able to offer your tenants the option of a Zero Deposit Guarantee as an alternative to a traditional Cash Deposit.

    PLEASE NOTE - All tenants must pass our reference checks in order for the Zero Deposit Guarnatee to be valid.

    We aim to pay you on the rent due day (subject to the rent being received before 5pm on a working day. If the payments day falls on a weekend or bank holiday, payments are processed on the next working day).

    Contract - We'll create a bespoke assured shorthold tenancy, lodgers or company let agreement.

    eSign - Electronic Contract Signing is a fast and legal way to get your contract signed. We'll also ensure that all the correct documents are attached to ensure you comply with current regulations. Please Note - You MUST order a contract to use eSigning

    Deposit Lodging - We'll collect & lodge the tenancy deposit and send out the legal Prescribed Information.

    Energy Performance Certificate (EPC's) are valid for 10 years and are a legal requirement for all let properties. Check if you have one on the EPC register.

    A valid Gas Safety Certificate (CP12) must be in place for the start of your tenancy.

    EICR's are mandatory for all rented properties. They are valid for up to 5 years.

Description

Get your property advertised on all the major property websites, including Rightmove, Zoopla, PrimeLocation, TOLA website and a selection of hundreds of other local sites until let (max 2 months), giving your property maximum exposure across the entire web.

Service Availability: England Only.

How it works

  • You choose what services you need and build a custom package to suit your unique requirements.
  • You provide us with your property details via our simple, step-by-step uploader.
  • We receive tenant enquiries and contact anyone who has expressed an interest in viewing your property.  We conduct a brief interview with them and forward the details of suitable applicants to you via email and text.
  • If we’re not completing any admin for you, once you have found a suitable tenant, simply let us know when you’re ready for us to remove your advert.
  • If we’re completing the tenancy admin, once you’ve met a suitable prospective tenant, simply ask them to contact us.
  • Once the offer has been accepted by both parties, we strongly recommend you take a Holding Deposit of 1 weeks rent. Please ensure you are aware of the timescales bought into law by the Tenant Fees Ban on 1st June 2019. If you’ve asked us to reference your tenants, we’ll then proceed with obtaining those for you. References usually take 3-5 working days on average depending on how long the tenants employer and previous landlord take to respond.
  • Depending on the addons you’ve chosen, we’ll then raise the contract, get it signed and lodge the deposit as requested.

Obtaining quality references provides vital information to ensure you’re getting good, reliable tenants. Therefore, we’ve provided a discount for the initial two references if purchased at time of upload. Alternatively references can be purchased individually for £49 each at a later date.

Right to Rent

It is the Landlord’s responsibility to ensure they have complied with the current Right to Rent requirements, more information can be found on the Government website. Right to Rent checks are only included in our Managed Packages.
