    Make a great first impression with our Professional Photos, Floorplan and 360 Matterport Virtual Tour (like a google street view of your property!). They can make difference between someone clicking on your property or not. According to Rightmove, a floorplan can attract ~30% more tenants to book a viewing!

    We're pleased to announce that we have partnered with industry leading Zero Deposit. You are now able to offer your tenants the option of a Zero Deposit Guarantee as an alternative to a traditional Cash Deposit.

    Viewings are booked in 30 minute slots. If we are booking individual appointments, we can book two viewers within a 30 minute appointment. If we are hosting an open house, we can invite up to 10 viewers.

    Additional viewings thereafter are £60 per half hour.

    Guaranteed Rent Collection Service

    Working with our referencing and insurance partner Van Mildert, we guarantee to pay you the rent in full on the date it's due, regardless of whether the tenant pays the rent or not, for just an additional £20 per month!

    The policy also covers eviction costs should the tenant fail to pay their rent, 50% of the rent for up to 3 months after the tenant has been evicted if you need to refurbish, and the cost of taking the tenant to court for damages over and above the deposit amount.

    PLEASE NOTE - All adult tenants must be fully referenced.

  • Tenant Reference Checking

    As of 1st June 2019, the Tenant Fees Ban becomes law in England (joining Scotland). Charges to Tenants, including admin and referencing fees will be illegal.

    Reference checking of all tenants is compulsory on our managed services and therefore we've provided the initial two references as part of the package price. Additional references will be charged at £49 each if required and will be taken from the first months rent.

    Obtaining quality references provides vital information to ensure you're getting good, reliable tenants.

    PLEASE NOTE - You must obtain fully accepted references for all tenants in order to gain access to our various Rent Guarantee Insurance Policies.

    Energy Performance Certificate (EPC's) are valid for 10 years and are a legal requirement for all let properties. We'll download your EPC from the government EPC website.

    A valid Gas Safety Certificate (CP12) must be in place for the start of your tenancy.

    EICR's become mandatory for all rentals as of 1st April 2021. They last for up to 5 years.
